Never dull your shine for somebody else.”

I will honor Christmas in my heart, and try to keep it all year long.”

Move Faster

The phrase “the cobbler’s children have no shoes” means that a shoemaker is often too busy with his work to provide shoes for his family.  In my case the house has no baseboards as I have been too busy working, managing and selling homes.  After living in our house for just over 4 years, I am very excited to say I have started installing baseboards and door trim!  Renée is thrilled even though we have it stacked in the house.  I can say it’s going much better than I expected.  I’m almost done with the door trim and have started the baseboards.  Starting in the least visible areas in order to “get smarter than the job” just in case I mess up.  That way I won’t have to look at my mistakes every day.  I encourage you to tackle a project that has been hanging around for a month or like in my case years!  I think you will find the project isn’t as bad or hard as you thought it would be.

Sales Market

The Colorado Springs sales market continues to be a buyer’s market. With home prices dropping, days on market climbing, and seller concessions the norm.

The following is Redfin’s prediction for the housing market in 2026:

The Great Housing Reset will take shape in 2026. It won’t be a quick price correction, and it won’t be a recession. Instead, the Great Housing Reset will be a yearslong period of gradual increases in home sales and normalization of prices as affordability gradually improves. It will start next year, with incomes rising faster than home prices for a prolonged period for the first time since the Great Recession era.

Prediction 1: Mortgage Rates Will Dip to Low-6% Range, One Factor Improving Affordability

Prediction 2: Homebuying Affordability Will Improve As Wages Grow Faster Than Prices

Prediction 3: Home Sales Will Rise 3%

Prediction 4: Rents Will Rise As Demand For Apartments Rises and Supply Falls

Prediction 5: High Housing Costs Will Reshape Households, With More Roommates and Fewer Babies

Prediction 6: Affordability Crisis Will Unite Policymakers Across Party Lines

Prediction 7: More Americans Will Refi and Remodel

Prediction 8: NYC Outskirts, Great Lakes Region Will Be Hot … Zoom Towns Like Nashville and Austin Will Not

Prediction 9: Climate Migration Will Go Hyperlocal

Prediction 10: National Association of Realtors Will Let Local Multiple Listing Services Call the Shots, Sparking Consolidation

Prediction 11: AI Will Become a Real Estate Matchmaker

If you have any questions regarding buying or selling a home or the sales market in general, let me know, I am happy to go over the sales data and process with you.  Rob@MileStoneRES.com

Caution!

KKTV reported that a fire at a Lakewood Apartment in Colorado was caused by a lithium-ion battery.  It caused $50,000 in damage but luckily was stopped before it spread to other units.

Firefighters are reminding the public that lithium-ion batteries are commonplace and to adhere to the following safety tips to prevent similar fires.

"Lithium-ion batteries are in so many devices we use every day -- from laptops to cell phones, to toothbrushes, and in this case, a cordless drill," the fire department said.

- Follow the manufacturer’s instructions for use. Don’t overcharge the battery by leaving it on the charger overnight.

- Always use the charger that came with the device.

- Don’t charge or store your devices in an exit path in case of an emergency, like near your front or back door.

- Stay alert for warning signs, like physical damage, swelling, hissing or odd smells.

- Properly dispose of old batteries by recycling -- don’t throw them in the trash.
