Move Faster...
A little everyday can make your day. A little what? A little of something you love to do. With the new year I’ve come to realize that even if I don’t have time for what I consider a full workout, a small one is beneficial. I feel better when I work out, both mentally and physically. Working out is something I have done for 52 years. It is a big part of who I was, now it’s just a part of me. I don’t feel like I have to work out, I just feel better when I do. I learned last year that my knees feel better if I run, or as I often do, run/walk every day. The knee replacement surgery I had was very successful, but the knee does get stiff, and the daily activity helps it stay fluid. I urge you to find time to do something you love every da, whether it’s working on a puzzle, knitting, playing cards, board games, or something physical. “Just Do It”, a little every day.
Rentals...
The rental market is warming up! Since the first of the year, we have had more rental inquiries, showings have picked up, and we’ve received applications, which hopefully lead to a rented property! We, of course, want to make sure applicants qualify for rental. We currently have 9 vacancies and 3 pending applications. So, with good applications, we’ll be down to 6 vacancies by the end of the week. Traditionally, like the sales market, rental activity will get better and better every month as we move into the new year.
Sales Market...
The Colorado Springs sales market continues to be a buyer's market with home prices dropping, days on market climbing, and seller concessions the norm. Wait, did I say the same thing last month? Yes, yes, I did. It’s still a buyer's market. Showings have picked up since the start of the new year. I was pleasantly surprised to see that there were actually more sales in December than in November by about 10%. I would wager that they got a good deal. Currently, interest rates are under 6% at Ent Credit Union (for qualified buyers… hahaha). If interest rates stay below 6%, I expect that we will see an increase in sales. The difference between a 6.75% and a 6% interest rate on a loan of $450,000 is $220.00 per month, which can make a big difference when it comes to qualifying for a loan.
