Move Faster
I hope you are enjoying the Winter Olympics! It’s amazing to see all the world’s top athletes compete. Even the curling, which I still don’t understand, is fun to watch. I’m on the edge of my seat every time a skier flies down the hill going 60-90 mph. One wrong move and it’s all over. Lindsy Vohn went down, which is unfortunate, but she was there doing what she loves. I think she’s amazing. No matter the sport, the enthusiasm and excitement the announcers have is fantastic. I love to hear them scream when things go right and the disappointment in their voices when an athlete does not perform to their ability. I will continue to watch and be inspired by all of the athletes competing.
Rental Market
The rental market is warm just like the weather this week. Our vacancy rate is under 1%. I’ll take that any time! We are constantly getting calls from owners who are interested in us managing their rental properties. One of the main reasons for this is all the laws and regulations that have been put in place regulating landlords and giving tenants more and more rights. It is extremely hard to keep up with the ever changing legislation, and most individual landlords don’t have the time or connections to keep abreast of the changes. The National Association of Realtors expects the rental market to be similar to last year, with rents for single-family homes being steady, which I agree should hold true for the Colorado Springs market.
Sales Market
The Colorado Springs sales market is starting to move. There were fewer than 800 homes sold in January, which means December was very slow in terms of sales activity and homes going under contract. Remember, a home will close or be sold generally 30 days after it goes under contract. So, January’s numbers are a reflection of December’s activity. In speaking with colleagues, Colorado Springs has seen an uptick in buyer viewings but no rush to put in offers. Interest rates are in the low 6’s and are expected to stay in that range. We are excited that a current resident will be purchasing the place she has called home for 10 years later this month!

Buying a home that we’ve been managing can be beneficial as the property is known and we have some maintenance knowledge.
